Fifteen years of independent landman work across multiple producing basins nationally — title, curative, leasing, division orders, and right-of-way — built on the same title research, GIS mapping, and field data/boundary layout work nationwide.
The core of the practice: validating ownership and clearing the path to drill-ready or transaction-ready status.
Mineral and leasehold title analysis and due diligence for multi-million-dollar acquisitions — reviewing title opinions, ownership reports, lease burdens, and supporting records
Curative title work — identifying defects, coordinating supplemental abstracts and ownership verification, and defining curative requirements with outside counsel
Interpreting leases, assignments, title records, and operating agreements to assess ownership, obligations, and development risk for horizontal drilling, pooled units, and multi-section development
Division order title work and mineral & royalty ownership verification
Beyond the paperwork: securing positions, managing risk, and running complex projects end to end.
Negotiating oil & gas leases, assignments, and other operational agreements that secure acreage positions while limiting title and development exposure
Clear recommendations for acquisitions, leasing strategy, and development planning when ownership or contract issues are incomplete or disputed
Managing complex title projects involving hundreds of ownership interests — setting priorities, coordinating field landmen, and maintaining quality and schedule commitments
Partnering with legal counsel, management, geology, and land teams to align title and agreement work with acquisition deadlines and active drilling schedules
Surface use agreements and corridor work for pipelines and roads.
Pipeline & utility easement acquisition and negotiation for gathering lines, pipelines, and utility corridors
Landowner relations at scale across multi-parcel projects
Haul-road & access easements
Working familiarity with the eminent domain / condemnation process
The same due-diligence discipline built over 15 years of oil & gas title work, applied to conservation transactions that land trusts and funders will rely on for decades — not a separate practice, the same title rigor pointed at a different kind of transaction.
Conservation easement due diligence & title work
Baseline documentation reports (BDRs) for conservation easement acquisitions — generated across thousands of acres year-over-year in prior work
Land trust ownership research & support, including streamlined management of 20,000+ acres under conservation easements across Montana
Engagement with public & private agencies, including a record of securing grant funding for hazardous fuel reduction in the wildland-urban interface
Oil & gas and right-of-way work is typically structured under a Master Service Agreement, with individual assignments issued as work orders or statements of work. Billing runs day-rate for title, curative, and leasing work, or per-instrument / per-parcel for defined-scope campaigns.
Conservation and land trust work is typically structured differently — a straightforward fee-for-service contract or scope letter rather than a formal MSA, since many of those projects are grant-funded or philanthropy-backed with their own disbursement schedule.
Standard insurance is in place — General Liability, Workers' Comp, Auto, and Errors & Omissions — with certificates available on request. See the rate sheet for representative pricing across oil & gas, right-of-way, and land trust/conservation title work.
